122 Greenwich Ave

One Jackson Square, 122 Greenwich Ave Manhattan 2008. General contractor was Hunter Roberts Group. This project involved dewatering, excavation, underpinning, sheeting and extensive foundation work directly above a subway tunnel.

One Jackson Square is an 11-story, 30-unit luxury residential condominium, facing a small urban park, Jackson Square. The project as completed in 2010, includes sellable space of 72,000 square feet with retail and residential amenity spaces totaling 7,300 square feet on the ground floor and basement levels.

Many units have outdoor space, floor to ceiling windows and panoramic vistas of the Greenwich Village area. The building was designed by Bill Pedersen of Kohn Pedersen Fox.

This foundation had to be constructed without the use of traditional dewatering techniques (pumped to storm sewers) due to environmental constraints. The deep excavation had to be jet-grouted in order to stabilize the area to be excavated which was accomplished on-time and on-budget. Construction began in 2007 and completed 2010.
